Marbella property prices 2026 — data updated 8 September: according to idealista/data, Marbella's asking-price index reached €5,956/m² in August 2026, up 4.0% year-on-year. But this city-wide figure tells only part of the story. Drumelia's Live Market Report shows how individual luxury properties recorded across Marbella can occupy very different price levels depending on micro-location, property type, size, condition and scarcity.

How much does property in Marbella cost in 2026?

The simple answer is that Marbella's overall asking-price index stood at approximately €5,956 per square metre in August 2026.

The more useful answer is that there is no single "Marbella price".

A contemporary villa in Nueva Andalucía, a property in Puente Romano, a large estate in Sierra Blanca, a beachside villa in Marbella East and a home in San Pedro de Alcántara are all part of Marbella's wider residential market, but they are fundamentally different products.

Their pricing can be influenced by exact micro-location, property type, architecture, condition, plot, views, privacy, amenities, walkability and scarcity.

To understand this properly, this article combines two complementary datasets:

  • idealista/data, which provides a consistent asking-price benchmark across Marbella and its broad residential areas; and
  • Drumelia's Live Market Report, which provides property-level observations from Marbella's luxury market.

Importantly, the Live Market Report displays an asking price alongside properties recorded as sold. We therefore do not interpret the displayed asking price as the confirmed final transaction price.

The objective of this analysis is not to rank Marbella's neighbourhoods from "best" to "worst". Each area offers a different combination of properties and lifestyle. Instead, the data helps explain what Marbella property prices actually mean, why they vary so significantly and how buyers and owners should use €/m² figures correctly.

1. Marbella Property Prices in 2026: The Current Picture

According to idealista/data, Marbella's asking-price index reached €5,956/m² in August 2026.

That represents:

  • +4.0% compared with August 2025;
  • +1.0% compared with May 2026; and
  • +0.1% compared with July 2026.

August 2026 was also the highest level shown in Idealista's Marbella series at the time of this update.

But the difference between Marbella's broad residential areas is already substantial.

The table should not be read as a ranking of areas.

For example, Río Real–Los Monteros shows a negative 12-month movement but a positive +3.0% movement over the latest three months. This is precisely why one percentage or one time horizon should not be used to make assumptions about the value or attractiveness of an individual luxury property.

Different areas also contain very different combinations of apartments, villas, new developments, renovated properties and larger estates. Changes in the composition of available stock can therefore influence asking-price indices.

2. Idealista and Drumelia's Live Market Report Measure Different Things

A common mistake in property-market analysis is to compare two €/m² figures without first understanding what each dataset measures.

That would be particularly misleading in Marbella.

The difference between these observations and Marbella's €5,956/m² broad asking-price index is not a contradiction.

It reflects the structure of the luxury market.

Exceptional properties occupy narrower micro-markets in which scarcity, property type and specific characteristics can matter considerably more than a municipality-wide average.

Marbella Golden Mile

4. Marbella Golden Mile: Why Micro-Location Can Change the Price Completely

The Marbella Golden Mile provides perhaps the clearest example.

Idealista's broad Nagüeles–Milla de Oro asking-price index stood at €8,336/m² in August 2026.

Within the luxury market, however, Drumelia's reviewed 2026 records include:

  • a Sierra Blanca villa at a recorded asking level of approximately €14,985/m²;
  • a Marina Puente Romano apartment at approximately €17,568/m²; and
  • a Puente Romano villa at approximately €22,511/m².

These are not Golden Mile averages.

They are individual observations showing how much narrower micro-markets can differ from the broader area around them.

The Golden Mile itself contains a wide range of residential environments, including:

  • beachside apartments;
  • resort-style residences;
  • gated hillside communities;
  • large detached villas;
  • new-build properties; and
  • extensively renovated homes.

The relevant price comparison therefore becomes more useful as it becomes more specific.

For buyers looking at properties on Marbella's Golden Mile, the better question is not simply:

"What is the average price per square metre?"

It is:

"What are the most relevant comparable properties in this exact micro-location?"

Why Puente Romano behaves differently

Puente Romano is an unusually specific residential micro-market.

The amount of residential stock is limited, and buyers may place value on factors beyond the physical floor area itself:

  • proximity to the beach;
  • walkability;
  • resort environment;
  • restaurants and services;
  • security;
  • condition and design; and
  • scarcity of comparable available properties.

This is why a broad Marbella or even Golden Mile €/m² figure becomes progressively less useful when assessing an exceptional property in a highly specific location.

Nueva Andalucia

5. Nueva Andalucía: One Area, Several Luxury Property Segments

Nueva Andalucía had an idealista/data asking-price index of €6,239/m² in August 2026, up 5.7% year-on-year.

But Nueva Andalucía contains one of Marbella's broadest mixes of luxury residential property.

Buyers can find:

  • large established villas;
  • contemporary new-build properties;
  • fully renovated homes;
  • frontline golf properties;
  • apartments and penthouses;
  • townhouses; and
  • gated communities.

Within Drumelia's 2026 market records, a Los Naranjos Golf villa of 408 m² was recorded with an asking price of €5.975 million, equivalent to approximately €14,645/m².

Other Nueva Andalucía properties can sit at very different €/m² levels.

That should not be interpreted as evidence that one neighbourhood is inherently "better" than another.

A smaller, recently completed villa in a scarce position may naturally command a higher €/m². A substantially larger property may provide a different combination of built area, plot, privacy and overall value.

Idealista divides the eastern side of Marbella into broad areas including:

The individual movements are also different.

Río Real–Los Monteros was 5.3% below its August 2025 asking-price index, while at the same time being 3.0% higher than three months earlier.

Rather than drawing a simple conclusion from either number, this illustrates why the relevant period and the composition of available homes matter.

Marbella East includes apartments, golf properties, established villas, beachside communities and large high-end homes. A change in which type of properties is currently being offered can affect the aggregate asking-price level.

A 1,045 m² Los Monteros villa recorded in July 2026 carried an asking price of €10.7 million, equivalent to approximately €10,239/m².

This does not establish an average for Los Monteros.

It demonstrates that individual luxury homes can occupy a segment substantially different from the broad-area benchmark.

7. San Pedro de Alcántara: Broad Market and Luxury Product Can Differ

Idealista's San Pedro de Alcántara asking-price index stood at €4,600/m² in August 2026, up 2.6% year-on-year.

San Pedro incorporates very different residential products, from urban apartments to beachside homes, new developments and detached villas.

One property does not define the San Pedro market.

For comparable apartments within the same development, €/m² can often provide a useful first reference.

For detached villas, the calculation needs more caution.

Imagine two villas with the same 600 m² of built area.

One may stand on a relatively compact plot.

Another may include several thousand square metres of land, mature gardens, greater privacy and panoramic views.
