We are standing in the middle of marbella beaches, gorgeous La Concha Mountain is behind me, Puente Romano to my right, Marbella Club to my left, and we are all nice and set for our next area tour, number 2, and todays it’s going to be all about Sierra Blanca one of the top locations to live! So, let’s get that vibe going and let’s go!
No need for me to say, that after this video you’ll be an expert on Sierra Blanca! What are the latest sales, the best value for money properties, future new listings, who is the main agent that sells in Sierra Blanca (us) and most importantly why do people pay so much money to be in this place!
LIVING IN SIERRA BLANCA: THE PERFECT GATED COMMUNITY
And there just was no better place to start than from here. As you know it’s always about location which directly translates to a certain lifestyle! And exactly 4km after we are driving into Sierra Blanca, immediately we see a security post but there is no immediate restriction on movement. Further along we can identify barriers that close off all the internal streets and you have security cars driving through all internal roads and also lots of cameras everywhere.
Sierra Blanca consists of around 250 houses; it has almost developed entirely with very few plots left. Prices are 1.000 € per m2 of land, and sometimes higher. Minimum plot is around 1.200 m2 up to the biggest of 1.8 hectares. But a medium plot is around 2.000 m2. Here the houses are built much closer to each other if compared to La Zagaleta, but you still get plenty of privacy and very nice sea views. Don’t forget that this is a concept of almost city living, in Marbella standards at least! We are 300m above sea level but as you’ve seen from the intro, so close to everything. I’ll show a map at the end of the video and highlight everything like last time.
WELCOME TO THE LIFESTYLE OF SIERRA BLANCA
Driving through Sierra Blanca is a real pleasure, and you can feel the level of the neighbourhood. Streets are named after great musicians and compositors like Mozart, Bach and Chopin. Wide sidewalks, beautiful greenery, Wide streets, and imposing property facades everywhere you look. Sierra Blanca is surrounded by a big forest of protected pine trees where you can go to have a walk with your dog or enjoy a barbecue with some friends. The beauty of Sierra Blanca lies in the quality of life, that’s perfect for people of all ages.
Property prices vary from 2.000.000 € euros for the cheapest unit up to above 20.000.000 € for the most expensive ones. The medium price would probably be around 5-6 million mark. Same as in La Zagaleta sales are currently going very well in the luxury sector of Sierra Blanca.

And we sold just last week another beautiful Andalusian estate to our client, that was listed at 9.500.000 euros on a plot of 4.200 m2. So, as you can see for your own eyes the market is moving very actively, we actually have now a shortage of listings in Sierra Blanca! May I show you one of the newest listings in Sierra Blanca, a brand-new built villa on a plot of 3.000m2 and 2.000m2 built with an asking price of around 15.000.000 euros. We are now in conversations with the owner to possibly furnish the property, but have a look at the amazing qualities, architecture details and what a view!

And here´s is one more example of one of the most anticipated brand-new villas that will soon hit the market at an estimated asking price of 13 to 14.000.000 euros. You’ve got amazing sea views from the ground floor, which for those of you that don’t know, is very highly valued in sierra blanca. Because almost all houses have sea views from the first floor, but much much fewer have sea views from the garden, and for the pleasure of seeing the sea from all parts of your estate, you must pay a bit more.
A top-class modern architecture combined with fabulous views and complete privacy! 2.500m2 plot, internal built volume of 1.150m2. 7 bedrooms in suite and best quality materials throughout!
In a slightly lower price budget, we have the brand-new villa that I had the pleasure to tour last year with my colleague Olga, price has been adjusted to 8.995.000 euros, so looks pretty promising at the moment.
A couple nice modern listings that are rented or can’t be accessed now, D005, D2086, I want to mention as reference to the market.
Further down the budget line we have this Andalusian style well-built villa currently for sale at 4.300.000 euros with nice sea views! Very private, set in the heart of Sierra Blanca.
In the 2-3 million mark we have this Andalusian villa set on a plot of 1.077m2 and priced at 2.900.000 euros with very nice views and completely private. Did I mention how quiet it is in Sierra Blanca? It’s a real joy, people drive so slowly… If somebody opts for a complete reform and spend 1 to 1.500.000 euros, you would get an unbelievable result. It’s absolutely amazing what real professionals can do with such a house; you would simply not recognize it. And last year sales examples (D1859 and D1542) of several similar projects prove that the value of such brand new house will be around 6-7million mark depending on the final result. Some of our clients invest in this type of properties to partially use them with their family but also rent them out short term during their absence and it creates some nice extra income apart from covering all the property costs.
The cheapest in terms of modern houses currently would be this property.
PLOTS IN SIERRA BLANCA
Actually, now we are driving past a plot that we sold back in the days to some investors… around 30.000m2, and did the project management to help develop 6 mega mansions for private use. That was a massive deal and speaking of such I’d like to mention also the 50.000m2 plot that we sold next to Sierra Blanca. We rent part of it to Starlite for parking whilst we are working with the townhall to organize all permissions. This is still going to take some years, but sooner or later hopefully we will be developing a one-of-a-kind luxurious urbanization of villas on that plot! It’s got amazing sea views! And in the more near future, if someone is interested, we just got the building permission for 5 modern villas in the southern part of Sierra Blanca area with beautiful sea views, so this project should be launched very soon on the market!
LUXURY APARTMENTS AND TOWNHOUSES FOR SALE IN SIERRA BLANCA
On another note, inside of Sierra Blanca you can find not only villas. There are 2 apartment communities in an Andalusian style where you can find units between 400.000 € and 1.000.000 € approx., depending on what you are searching. And there is a modern townhouse community.
Currently the best priced unit is this 2-bed modern townhouse at 850.000 euros. 3 floors, 2 bedrooms upstairs, living kitchen here, some nice sea views and your own garage for two cars in the basement.
And the most amazing unit is this 3.100.000 euros, completely reformed almost independent villa, and furnished by top name in the marbella design industry, Pedro Peña. Over 500m2 of internal living space, has its own pool and sea views inside a community that offers security, 3 indoor pools, spa and beautiful gardens!
GATED COMMUNITIES NEXT TO SIERRA BLANCA:
Outside of the perimeter of Sierra Blanca, but right next to it you also have Cascada de Camojan which is another fantastic urbanization almost same level. Actually, some clients prefer Cascada de Camojan, as it’s got less construction and more nature. Then another great urbanization is Altos Reales, just below Sierra Blanca, very petite and intimate only about 50 houses in the new part and about 20 in the old part. And several more urbanizations like Marbella Hill Club, Los Picos de Sierra Blanca, La Quinta de Sierra Blanca and Nagueles, where very nice opportunities can be found. There are also a lot of apartment communities in these areas, my favourite being Reserva de Sierra Blanca, lets see if I can show you one unit!
RESERVA DE SIERRA BLANCA APARTMENTS
Really top-level open plan spaces, hight of ceiling is fantastic, 3 bedrooms on this floor and the 4th downstairs. Penthouses have same layout on the main floor only adding a terrace upstairs. Prices are between 2 and 3.000.000 euros mainly. We actually sold here 6 units to our clients. And then resold 2 more again! It was built in 2015 approximately and I tell you if you like this concept, the developer is building another similar project right now to be delivered this year, with even higher finishing’s! And now let me explain what we have next to Sierra Blanca, as the proximity to so many things, is what makes the lifestyle here so easy and attractive!
SCHOOLS NEXT TO SIERRA BLANCA AND OTHER POINTS OF INTEREST
So exactly 1km to swans international school, one of the best ones in marbella. The second swans’ school for smaller kids is 2.2kms away. For the grown-ups, Marbella International University is 1.4km away.
Famous Buchinger to get back in shape is 750m away. The famous 5 start, Puente romano and Marbella Club with a dozen of amazing restaurants as mentioned at the beginning is 4km away. If you haven’t, check out Leña, La Milla and Celicioso! Centre of Marbella is 2.5km away. Puerto Banus and the huge shopping centre is 7 km away. Aloha Golf Club is 5km away. So I’m gonna stop drawing lines on the map, basically anything you need is under 10km away which of course saves you a lot of time and is very comfortable to enjoy.
