2023 seems to have passed in the blink of an eye, and now it is time to reflect how many achievements have been accomplished and how many goals completed. It was an eventful year for Drumelia Real Estate, filled with success and learnings, happiness and pensive moments. Drumelia has much to be proud of, from significantly increased number of exclusives and the speed of their sale to the great team that now consists of more than 30 professionals including 10 agents.
At the beginning of 2023, we celebrated the opening of our new office, designed to embody the essence of Drumelia brand, reflecting our commitment to excellence and providing our clients with the highest level of service.
Seeing off 2023, we are taking pride in our results and highlights of the year, analyzing our performance and striving to do better, as always.
Property transactions, listings and sales figures
In 2023, Drumelia closed 38 total sales, with 60% of deals done to direct buyers. Thanks to our hard work and dedication, this percentage has remained consistent for years. The highest sale figure of the year comes to € 14,720,000, and the lowest - at € 260,000. Finally, the average sale price of 2023 amounted to € 3,714,077.
Some of the sales highlights of 2023:
- Drumelia boasts 6 sales in luxurious La Zagaleta, plus 2 more are in process. Among them there are 3 of our exclusive listings and 4 listings sold to direct clients. You can read more about it here.
- Other top area has been Sierra Blanca, Marbella's Golden Mile, accounting to 9 deals mostly with Drumelia´s direct clients.
- The quickest sale of the year has been our elite townhouse in Meisho Hills also set in renowned Sierra Blanca: from signing the exclusive contract on the 6th of June to completing at the notary on the 18th of August.
On another note, we:

- launched a Market Marbella Watch Tool that allows you to see a clear picture of the current Marbella luxury market, showing only the info of properties sold, from a variety of sources, that Drumelia has listed, be it exclusively or otherwise. Marbella Market Watch
This year, an average discount on our properties has been 5%. These figures demonstrate our success in selling high-end properties and reaffirm Drumelia's reputation as Marbella’s leading real estate firm with the best marketing, sales and communications programmes and innovative approach to delivering luxury and award-winning properties.
Demand for land in 2023
This year, we have seen an increase in demand from investors looking to purchase land, which led to sale of Los Picos and Los Ceibos, where the interesting projects will be developed.
There is not much land available, therefore the prices of the plots for sale are expected to go up.
Drumelia’s clients in 2023
Thanks to our diverse marketing channels and attention to promoting Drumelia’s properties through our award-winning multilingual website, we have a global network of clients. In 2023, we have seen a diverse pool of buyers, with 16 nationalities purchasing their homes through Drumelia.
Most of the property buyers were from across Europe, both from the EU and non-European countries, 5% came from North America, and 6% from the Arab states of the Persian Gulf. The popular client nationalities: Spanish, Ukrainian, Latvian, Dutch, German, Danish, British and Russian.

What to expect in 2024
Drumelia believes, in 2024, the high-end real estate market in Marbella and Benahavis areas is likely to see a continued rise in prices, and demand among solvent investors and foreign buyers will remain stable making the gap between supply and demand even wider than now. Despite Central Bank´s and BBVA´s predictions of 3% rise in property prices, we project that in Marbella the increase will be much higher.
El Economista informs that today Spain is the 4th most popular destination in the world, and the 1st in continental Europe for purchasing luxury real estate. Malaga, the Balearics, Madrid and Barcelona are the main markets for this, and Marbella area is the epicentre of luxury homes and Number One high-end homes market, attracting attention and demand.
